Cost guide

How much does a garage floor coating cost in Tucson?

A two-car garage is usually quoted in the low-to-mid thousands of dollars. The coating system, the condition of the slab and the size of the garage drive most of the difference between quotes.

Typical garage sizes

GarageTypical floor area
1-carabout 200–300 sq ft
2-carabout 400–500 sq ft
3-carabout 600–750 sq ft

Installers price by the square foot, so measure the floor if you can. Many have a minimum job price, which makes small garages cost more per square foot.

What drives the price

  • Coating system. Polyaspartic and polyurea systems usually cost more per square foot than basic epoxy.
  • Prep. Grinding is standard; heavy crack repair, pitting and old coating removal add cost.
  • Finish. Full flake is the common standard; metallic floors cost more.
  • Extras. Stem walls (the short concrete curb), steps, anti-slip additive and moving items out of the garage.
  • Warranty. Longer warranties usually come with thicker systems.

How to compare quotes

  • Ask whether the floor will be diamond-ground or acid-etched. Grinding is the professional standard.
  • Ask what each layer is made of and roughly how thick it is.
  • Ask how they handle cracks and control joints.
  • Get the warranty in writing, including what it covers (peeling, hot tire pickup, yellowing).
  • Confirm the installer's Arizona contractor license and insurance; you can look up licenses on the Arizona Registrar of Contractors website.

Getting an accurate number

Online prices are only a starting point. The fastest way to a real number is an estimate from an installer who sees the slab. Send your project details and local installers will contact you to schedule one.

Questions

Why are some quotes much cheaper than others?

Lower quotes often skip diamond grinding, use thinner coats or use a water-based epoxy. Ask each installer to describe the prep and every layer so you're comparing the same thing.

Is a DIY kit worth it?

DIY kits cost far less but are thin and often fail under hot tires, especially in Arizona heat. They can work for light-use spaces; for a daily-use garage most homeowners find a professional system lasts much longer.

Does an HOA need to approve a garage floor?

Usually not, since it's inside the garage, but some communities have rules about work hours and contractor access. Check with your HOA if you're unsure.
